Annette Turner asks: What house & land packages do you have in the Delamain subdivision and at what price please?

Peter asks: Hello, Could you please tell us what the base specification is that the price indications relate to? Would most purchasers typically upgrade quite a bit to make the house "nice"? Thanks

Answer:

Hi Peter, the base specification is likely to differ slightly depending on the franchise region that you are looking to build in.  To view the base specification for a specific franchise region, select the franchise and click on the 'Standard Inclusions' link (top left)
Most GJ customers will add their own personal touches to their home to make it their own.

Peter Sundstrom asks: Can I please have some details as to the "guaranteed completion date". What happens if the build goes past the completion date?

Answer:

G.J. Gardner Homes has a computer system that schedules each step in the building process and helps the franchise building your home to project manage the job.  This means the franchise can give you a good indication of the completion date of your project. During the build process this can change a little due to weather and unforeseen circumstances, but you will be advised of delays and the franchise will make every attempt to catch up on the schedule to ensure your agreed completion date is met.  We monitor the performance of our franchises in achieving the agreed completion date and, from our experience in having built over 6,000 homes in NZ, very few homes are not completed by the agreed date. Included in the building contract between you and the franchise that builds your home is an agreed sum for "Liquidated Damages" which are designed to cover all reasonable costs should the build go past the agreed completion date.

SUVEN asks: I live in Wellington and got a quote for one of express range houses. When I contacted G.J. Gardner homes in Hamilton they quoted almost $20k less. I don't understand it. Should be the same or at least similar? Or shall I think Kapiti/Porirua GJ Gardner Homes is trying to make more profit? I would like to get a comprehensive answer for it. Thanks!!

Answer:
Wellington is in an earthquake and high wind area, which means that the structural elements required for the house framework differ from what is required in Hamilton. Each regional area includes/excludes different items in their specification. There may also be differences in the electrical allowances, labour rates and council building consent fees. All of these things make up the difference in the cost to build. This is why the price indicator on the web notes "Regional variations in materials, labour costs, products specified and local authority building requirements can alter the price from that shown. "

Gayl & John asks: We are considering purchasing a section that is quite steep. What options & designs are available for building? Would this increase the costs rather than building on a flat section?

Answer:

The cost of building on a steep section is higher than on a flat section. The best way to get an indication of the additional costs and what designs are possible for the section would be to call your local G.J. Gardner Homes franchise and make an appointment for a sales consultant to visit the section with you.  This visit would be free of charge.  You can find the number of your local franchise by looking under the Local Franchises tab on the G.J. Gardner Homes website.
